Summer’s here, and with it comes one of the most active seasons in real estate! But is your sphere working for you? If you want consistent, high-quality referrals, you need a system to stay on top of your connections.

Today, I’m sharing three simple yet powerful ways to stay connected and ensure your name is one of the first that comes to mind when someone says, “I’m thinking of buying or selling.”

1. Leverage the summer surge. Historically, home sales remain strong through July and August as families aim to move before the start of the school year. This means more activity and, importantly, more opportunity, but only if your sphere knows what’s happening.

Keep them informed with quick updates on hot listings, price movements, and just-sold success stories. Create urgency by reminding them that the window for summer moves is short and now is the time to act. The more your network knows, the more likely they are to send referrals your way.

2. Offer summer-focused value. People don’t want to be sold to; they want to be helped. One of the best ways to stay top of mind is by offering value beyond just transactions. Think about topics that resonate during summer, such as home cooling tips, landscaping ideas, or family-friendly events in the community.

Tap into summer activities like vacations and back-to-school planning that often lead to real estate conversations. Celebrate those moments with your sphere and position yourself as a helpful resource, not just a salesperson.

3. Reignite your social media. If your social media presence has cooled off, summer is the perfect time to be active again. Agents who are consistent on social media generate 47% more high-quality leads. With 90% of buyers starting their home search online, visibility is everything.

Take some time for a quick summer clean-up of your accounts; update your bio, refresh your profile photo, and share recent wins like new listings or closings. Engage with your audience by replying to comments, messaging past clients, and being active in your community’s digital spaces. The more visible you are, the more likely you are to be top of mind when someone is ready to refer you.

Staying in touch with your sphere isn’t about luck; it’s about being intentional. The agents who win in 2025 will be the ones who stay visible, provide value, and maintain connections with those who already know, like, and trust them.
